Step 1
Register for the Estate Agents Examinations set by the Board of Valuers, Appraisers and Estate Agents Malaysia (LPPEH). Registration forms may be purchased from Good Institute or the Board. 

Step 2
Study, go for the exams and obtain a pass in all 12 subjects for the old syllabus or 11 subjects for the new syllabus (awaiting gazette). Exams are held in June/July every year. As the new ruling for the Estate Agency Examination allowing candidates to enrol for 11 subjects simultaneously will soon to be gazetted, candidates may aspire to complete the examination in 1 year, however, a total of 5 years is given by the Board for Candidates to pass all subjects. While the new ruling is awaiting gazette, students can continue following the old syllabus which provides 3 years to complete Part 1 and 4 years for Part 2. There will be a credit transfer from old syllabus to new syllabus when the gazette is done.

Step 3
Upon passing the estate agent's examination, candidates are eligible to be registered as a probationary estate agent. Candidates only need to undergo 2 years of post-qualifying practical training and experience in Malaysia under a registered estate agent and attend the Test of Professional Competence. 





 



Candidates who successfully complete these 3 steps will become a registered Estate Agent in Malaysia and be able to start their own Real Estate agency.

 


 

Eligibility of Candidates:
The pre-requisites required by the Board to be eligible for pursuing the Estate Agents License are listed below. 

1. Candidates must be a Malaysian citizen.
2. Candidates must be 17 years of age and above
3. Candidates only need to possess a SPM/MCE qualification with at least 5 subject passes where at least 3 of them should be credit level passes.

One of the subjects with credit must be any of the following:
a) Mathematics
b) Science
c) Accounts
d) Commerce

Other higher qualifications recognized by Jabatan Perkhidmatan Awam (03-8885 3365/60/61) or Lembaga Akreditasi Negara (03-7968 7002/57/33) will also be considered.

It is possible to get one subject exemption based on your qualifications subject to the Board's discretion. However, the Board will only advise on your exemption in January next year. There are two options: a) You may sign up for the course, go for the lessons and should you get the exemption, you need not sit for it. b) Alternatively, you can opt out for the subject's lecture. You need not pay the lecture fees but if you are required to sit for the exam, you can study on your own and go for the exam.

Hi DK, the final decision for entry requirement is based upon the Board of Valuers, Appraisers and Estate Agents Malaysia's discretion. You need to call the board for their inputs. The general info is any qualification - SPM or higher may be accepted. For example, we have students who are joining using the MCE qualification.

Hi James, unfortunately that is the given requirement. The Real Estate Board LPPEH requires all candidates for the Real Estate License Diploma program to have at least 3 credits and pass their BM in SPM. More info is here: http://www.goodinstitute.my/comments_display.php?id=24 The only other way is for you to use a degree or diploma certificate as entry requirement.

Hi Kumar, yes you need your SPM certificate or any other higher qualification recognised by JPA/MQA will do.
